Townscape advice for a Modernist landmark
Space House
Enabling a new, viable use
Seaforth Land appointed us as heritage consultants in June 2018 to assist in the preparation of proposals for Space House, a Grade II-listed Modernist London landmark erected in 1964-8. Designed by George Marsh of Richard Seifert and Partners as an office and showroom development for mogul Henry Hyams, the site comprises a composition noted for its elegant external detailing and striking use of pre-cast concrete. The refurbishment scheme by Squire & Partners revives the architectural rigour of the 1960s design, and includes considerable public realm improvements and roof extensions to both blocks. These extensions enrich the rooflines visible from the Kingsway Conservation Area and wider views. Internally, a modernised office and commercial offer encourages active engagement with the heritage asset and ensures a viable use in the long term.

Heritage, townscape and design advice
We worked closely with the design team providing extensive strategic heritage, townscape and design advice in negotiations with the London Borough of Camden, who granted Planning and Listed Building Consent in November 2019. We continued to advise the design and client team through the post-consent period assisting in the discharge of conditions, providing advice and further reports for listed building consent as well as Minor Material Amendment Applications as construction work on site progressed.
